THE LEASE

Once you have viewed the apartment and decided to accept it, you need to book an appointment with our service desk for the signing of the lease.

After you have decided to take the apartment that was allocated to you, please contact us and book an appointment to sign the lease. We draw your attention to the fact that in some cases you need to sign a contract with your social worker in the service center before you can enter into a lease with Félagsbústaðir. Your social worker will inform you if this is the case.

The lease is signed at the Félagsbústaðir office. It takes about 30–45 minutes to go through the contract. Service desk consultants will go through all the main provisions, discuss rent payments, housing benefits, period of validity, maintenance of the apartment, house rules and more. 

It is possible to sign leases electronically. In order for this to be possible, we need information about the email address and phone number associated with your electronic ID. If you plan to sign electronically, a service desk employee will go over all the main aspects of the contract with you over the phone. After that, you will receive an e-mail with a link to the electronic signature. However, you always need to pick up the keys to the new apartment at our office in Þönglabakki 4. We encourage you to request an electronic signature when renewing your lease.

After you have signed the lease and received answers to any questions you may have, you will receive a copy of the contract to take with you. The contract states the property identification number of the apartment for registration on the application form for housing benefits. There you will also find the ID number of Félagsbústaðir, but you must include the ID number of Félagsbústaðir as the landlord on the application for housing benefits and the application for special housing support. Where Félagsbústaðir’s account information is requested on the application, please insert zeros instead of banking information. 

Upon signing of the lease, you will receive the keys to your new apartment. 

After signing the lease, it is important that you consider the following:

  • Move your legal domicile by registering at Registers Iceland.
  • Apply for housing benefits at island.is Housing benefits will then be paid directly to Félagsbústaðir, which will deduct them from the rent. 
  • Applying special housing support, if applicable, in the relevant center at the City of Reykjavík. Special housing support is financial support for the payment of rent, over and above general housing benefits, and is intended for families and individuals who need help to support their home. An application for special housing support is valid for 12 months from the date of application. It is important to renew the application at the center within 12 months of the application date each year. Special housing support is also paid directly to Félagsbústaðir and is deducted from the rent.  
 
Individuals who are registered as single and live alone may also be entitled to household allowance (heimilisuppbót), which is paid directly to individuals. It is also permitted to pay household allowance to a pensioner if the spouse stays in an institution for the elderly. See more at island.is.
